Congratulations from all of us here at G-frame to EDEN Architects whose ground-breaking family home, Teach Spruis, has been Highly Commended in the Sustainability category at the RIAI Awards 2025. This ingeniously designed two-and-a-half storey terrace house is located on a very tight Central Dublin site and is one of the first residential buildings in Ireland to use Cross Laminated Timber (CLT) for the entire superstructure.
Teach Spruis exemplifies the sustainability benefits of mass timber construction. G-frame’s cutting edge Design for Manufacture (DfMA) methodology guarantees on site precision, minimises waste and enables a faster second fix, whilst just in time delivery results in an overall reduction in programme duration, material storage and vehicle movements, all contributing to a reduced carbon footprint.
Designed to Passive House standard, CLT’s inherent airtightness properties have contributed to achieving an airtightness level of 0.55 ACH and use of CLT for the superstructure means that external walls are 100 mm thinner than standard masonry construction, resulting in greater internal floor area on the small footprint.
